According to the National Association of REALTORS® Research Group’s 2022 Remodeling Impact Report, having new wood flooring installed provides approximately 118% cost recovery. In fact, that report states that a new wood flooring installation provides the second-highest cost recovery among interior projects, with hardwood flooring refinishing taking the top spot. So, if ROI is your top priority with your flooring replacement project, you should strongly consider having hardwood floors installed. Notably, the report also indicates that 90% of consumers who had new wood flooring installed had a greater desire to be home since completing the project, 77% had an increased sense of enjoyment while at home, and 61% felt a major sense of accomplishment when thinking of the project.

While the impact that new flooring will potentially have on your home’s value is certainly important, it’s not the only thing you should keep in mind. Before investing in new flooring, you’ll also want to consider:

  • Function of the space – Think about how you’re going to use the rooms where your new flooring is being installed. For example, in bathrooms, laundry rooms, and other areas where water will frequently be used, you may want to opt for flooring that’s engineered to be waterproof.
  • Ease of maintenance – Certain types of flooring require more upkeep than others, so if you don’t have much time for cleaning (or if you simply want to avoid it), you should choose an option that’s easy to maintain.
  • Personal preference – Even if you do plan to sell your home in the future, you should be able to enjoy it while you’re still living there, so be sure to select flooring that aligns with your own sense of style.
